Project Overview
MHK Architecture is thrilled to announce the approval of a new three story, 30-unit residential community at 1080 First Avenue South in the Naples Design District in Florida. This urban infill project, which replaces four single story storage buildings dating from 1979–1982, represents the final parcel on the avenue’s south side to receive redevelopment approval.
Situated in a vibrant, walkable area known for its eclectic mix of art, design, local shops, boutiques, restaurants, and emerging businesses, the project complements ongoing neighborhood growth, including Wynn’s Downtown, the new Gulfshore Playhouse, and the city’s recently completed parking garage.
Thoughtful Design in a Unique Location
Design Review Board Chair Steve Hruby praised the project’s design: “When you first came to me, I asked, ‘How are you going to really make something that’s attractive and marketable in this space?’ And you’ve done a great job doing it. That courtyard where the units face into the courtyard is unique. I don’t think there’s any place else in the city that’s done that.”
The project includes:
- Residential Units: 30 condos and four two-story townhomes featuring private pools, terraces, and balconies.
- Amenity Spaces: Resort style pool, dog park, fitness center, social room, and multiuse areas.
- Thoughtful Access: Entrances accessible from both the sidewalk and private garage; a lighted path for safe pedestrian circulation.
- Enhanced Landscaping: Floating step stone pools, patios, fire tables, and dense tree buffers, including traveler’s palms, cabbage palms, and Calophyllum trees.
With a strategic location near shops, galleries, and cultural destinations, the 1080 First Avenue South development strengthens the Naples Design District’s identity as a lively, connected, and design forward neighborhood.
